This Privacy Policy applies to MichaelCruzRealestate.com and the forms, newsletters, resource pages, and related services operated through this website by Michael Cruz (“Michael Cruz Real Estate,” “we,” “us,” or “our”). It does not govern independent websites or services linked from this website.
2. Information we collect
We may collect the following categories of information:
- Contact information: name, email address, telephone number, and mailing or property address when you provide it.
- Real estate inquiry information: whether you are interested in buying, selling, investing, renting, relocating, requesting a cash-offer option, or another service; your preferred areas, timeline, price range, and message.
- Newsletter information: your email address and the page from which you subscribed.
- Technical information: basic server logs may include IP address, browser type, device information, requested pages, timestamps, and security events.
- Communications: records of emails, calls, texts, appointments, and follow-up associated with your inquiry.
Please do not submit Social Security numbers, bank-account details, government identification numbers, passwords, or other highly sensitive information through a website form.
3. How we collect information
We collect information directly from you when you submit a form, join the newsletter, call, text, use WhatsApp, email, or otherwise communicate with us. We also receive limited technical information automatically from the website server. If you choose to use a linked property-search, cash-offer, or other third-party service, that provider may collect information under its own privacy policy.
4. Why we use information
We use personal information to:
- respond to your request and provide information you ask for;
- discuss potential real estate representation or services;
- coordinate property searches, valuations, showings, marketing, offers, transactions, and referrals when requested;

- Property-search and seller-option providers, such as IDX providers or SellerAssist/iListTech, when you choose to use those services;

- Real estate transaction participants, such as the applicable brokerage, cooperating brokers, attorneys, lenders, inspectors, title providers, appraisers, and other professionals, when you request or authorize the coordination;
- Government, regulatory, or law-enforcement authorities when disclosure is required or permitted by law; and
- A successor or affiliated business in connection with a lawful reorganization, transfer, or sale, subject to appropriate protections.
We do not sell personal information for money and do not currently use personal information for cross-context behavioral advertising. We will update this policy and provide any legally required choices before materially changing those practices.
6. Cookies and website tracking
The public website currently does not place advertising or behavioral-tracking cookies. A necessary, secure session cookie is used only when an authorized administrator signs into the private content-management area. Standard server logs may still collect the technical information described above.
If analytics, advertising pixels, or additional cookies are introduced, this policy and any required consent or opt-out controls will be updated before those tools are activated.
7. Your privacy choices and rights
Subject to applicable law and appropriate identity verification, you may ask us to:

You can revoke consent to marketing calls by telling the caller or contacting us. We may still send non-marketing communications needed to respond to an active request or transaction.

We retain information only as long as reasonably necessary for the purpose for which it was collected, including follow-up, transaction, brokerage, tax, fraud-prevention, dispute, and legal-compliance needs. Retention periods vary by record type. When information is no longer reasonably required, we take reasonable steps to delete, de-identify, or securely dispose of it.

We use reasonable administrative, technical, and physical safeguards appropriate to the information maintained, including access controls and server-side handling of integration credentials. No internet transmission or storage system is completely secure, and we cannot guarantee absolute security. If a breach requiring notice occurs, notice will be provided as required by applicable New Jersey, New York, and federal law.
11. Children
This website is intended for adults seeking real estate information and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child submitted information, contact us so it can be reviewed and deleted as appropriate.
12. Third-party links and services
This website may link to property-search platforms, SellerAssist/iListTech, Follow Up Boss-related services, social media, government notices, lenders, or other independent services. Their privacy and security practices are governed by their own policies. Review those policies before submitting information. A link does not make us responsible for the third party’s content or practices.
